Concerned that Land at Cannock Road, Stafford is a proposed site allocation in Policy DS5 and at para 5.28. The site is sound or legally compliant. It is remote from the unmet needs of Greater Birmingham and the Black Country and there is no unmet need from adjacent Stafford. The site only meets 0.8% of the housing target and is remote from areas of housing need. It also has acknowledged highways and landscape sensitivities and would intrude on the setting of Cannock Chase AONB and wider local countryside and is not compliant with environmental protections outlined in Policy DS3.
It is not justified because of the above and the lack of evidence to show there is no reasonable alternatives. It is not effective as there is no agreement with Stafford Borough Council that the development would address the needs of the adjacent local authority area. It is requested this site is deleted.
