The figure of 4,000 has been chosen by South Staffs District Council based on outdated ONS figures taken from 2014.
There are over 10,000 empty homes in the West Midlands area that have not been included in the plan.
No account has been taken of Brexit or COVID and the reduced housing forecast this presents.
In light of the pandemic town centres will be used differently and redevelopment of these areas should be key with the use of empty shops and offices used before greenbelt.
The South Staffs plan states that it must help authorities adjacent to it. Dudley has no unmet housing need and Walsall and Wolverhampton have a small amount. The main unmet need is in Sandwell or further afield in the Birmingham area. These authorities are not adjacent to us.
The Black Country plan is at least a year behind the south staffs plan - surely a better approach would be to wait to see if their is a housing need instead of offering up our greenbelt.

Search for sites should have considered the district needs not that of the conurbation.
Identified areas don't reflect the needs of Souths Staffordshire.

Few employment opportunities within Wombourne and Swindon, therefore people will have to commute, relying on cars for travel.
Highways Issues: Increase in traffic and congestion, poor road conditions, poor road access to new developments, road are single track not suitable for increase in traffic.

Pylons two low pylons are present in the Billy Bun's Gilbert's Lane site . There are health risks relating to living under pylons. If build on will reduce the house prices.

Roads are prone to flooding, road network within Wombourne is not suitable for increases in traffic as currently it is under pressure. Increase in traffic and congestion.
