Site 519 was rated as very high/high harm in the 2019 GB review, notwithstanding the strategic development opportunities presented, this questions the exclusion of Heath House Lane which demonstrated lower harm rating.
More than 3 sites should be allocated within Codsall/Bilbrook as a Tier 1 settlement (and associated sustainable locations).
Heath House Lane bounds the settlement boundary and the proposed allocation (site 419). Also bounds the developed site of Codsall & Wergs Garden Centre thus forming a 'natural extension' to existing and proposed development with no unacceptable impact upon the character of the settlement or GB/Open Countryside.
Heath House Lane site complements Site 419 s they have same 2019 GB report harm rating, and constitutes lesser harm than Site 224 which is a proposed housing allocation.
Site at Heath House Lane was not promoted through DPD process prior to GB review and therefore considered unavailable at that time. This position has now changed as Boningale Homes now own the site and wish to promote it for a development of approx. 80-90 dwellings.
